One-off costs at transfer
- Documentary stamp tax, transfer tax and registration fees for the title.
- Miscellaneous / move-in fees charged by the developer (often a percentage of the price).
- Meter deposits for electricity and water.
Recurring costs
- Association dues — monthly, charged per square metre, covering security, maintenance and common areas.
- Real property tax (amilyar) — paid yearly to the local government.
- Fire / property insurance — sometimes required by the bank or building.
- Utilities, internet and repairs.
If you rent it out
- Property-management or leasing agent fees (commonly a percentage of rent).
- Philippine tax on rental income, plus declaration in your Australian tax return.
- Furnishing and periodic refresh costs.
Tip
Ask for the estimated association dues before you reserve, and budget roughly 1–2 months of rent per year for vacancies and maintenance if you plan to lease.
